
Prime Minister Narendra Modi formally opened the Noida International Airport in Jewar, the second airport in Delhi-NCR, on Saturday.
A new study predicts that it would increase developer confidence and spur new residential supply in Greater Noida.
According to the Knight Frank India study, Greater Noida has gained ground in the NCR residential market as a result of the airport.
According to the report, the micro-market represented 28% of all residential launches in the NCR in 2025, a rise from 19% in 2021, suggesting increased developer confidence and a steady stream of projects.
Additionally, the report indicates that the number of annual residential introductions in Greater Noida increased significantly from 4,415 units in 2021 to 14,000 units in 2025.
Rajeev Vijay, Executive Director of Government and Infrastructure Advisory at Knight Frank India, stated that the start of the Noida International Airport is anticipated to serve as a significant stimulus for the construction of residential real estate, notably in the Yamuna Expressway’s immediate catchment area and Greater Noida.
He said that we anticipate ongoing expansion in end-user demand, more project launches, and continued upward movement in capital values due to better multimodal connection and availability of big land parcels.
The airport will be instrumental in changing the NCR’s urban and aviation scene, according to Shishir Baijal, International Partner, Chairman, and Managing Director of Knight Frank India.
New economic growth corridors will be opened up as the area shifts toward having several major airports. This is predicted to promote more balanced urban growth and improve regional connectivity in the upcoming years, he said.
Additionally, the report mentioned that Greater Noida has accounted for between 22 and 25 percent of NCR home sales in recent years, indicating a steady and maturing residential market in terms of demand trends. Additionally, it mentioned that annual home sales rose from 10,685 units in 2021 to 12,903 units in 2025.
Additionally, Knight Frank’s study emphasized that the construction of the Noida International Airport represents a fundamental transformation in the NCR’s aviation ecosystem, shifting the area toward a multi-airport system and, through gradual expansion, establishing Jewar as a key secondary aviation hub.
Unlocking the airport’s catchment area throughout southeast NCR will depend on strong multimodal connections, such as roads and regional rapid transit systems (RRTS).
The report also stated that experience from other areas, like Goa, suggests that new airports may attract a sizable portion of passenger traffic once they have stabilized, implying that Jewar has similar potential.
According to the study, the airport is anticipated to decentralize air traffic, encourage regional development, and support the growth of a multi-polar economic ecosystem in the NCR, fueled by aerotropolis-led expansion.
